21-Day Leasing Guarantee

Vacancy kills returns. Every day your property sits empty is lost income. We guarantee that we will secure a qualified tenant within 21 days—or you receive 2 months of management fees free.

Applies only to leases starting between April 1 – September 1
Property must be vacant and rent-ready
21 days begins once cleaning, maintenance, and marketing are live
Property must be priced at Mission’s recommended rental rate
Must allow showings and be available for a 12-month lease
Must be pet-friendly (up to 2 pets unless otherwise approved)
Excludes early lease terminations or tenant-caused vacancy

Tenant Placement Guarantee

If a tenant we place does not complete at least 12 months, we will replace the tenant at no additional leasing fee.

Applies only to tenants placed by Mission
Initial lease must be 12 months or longer
Excludes military orders or legal lease terminations
Excludes tenant-paid lease buyouts

Results Guarantee

You don’t pay us until we perform. We do all the work up front: marketing, showings, screening, lease execution, and move-in coordination. No management fees are collected until a tenant is placed and rent is collected.

Management fees begin only after tenant placement and first rent collection

On-Time Rent Guarantee

If rent is paid on time, you get paid on time. We guarantee owner distributions by the 10th business day of the month. If we fail, your management fee is credited back to you.

Tenant must pay rent on time
Owner must be enrolled in standard accounting cycle

Eviction Protection Guarantee

Evictions are rare—but when they happen, we handle it. We will manage and coordinate the eviction process and cover filing costs up to $1,000.

Applies only to tenants placed by Mission
Does NOT cover lost rent, property damage, attorney fees, or court-ordered judgments

Pet Protection Guarantee

Pet-friendly homes perform better—and we make it safe. We provide up to $2,000 in pet damage protection beyond the security deposit.

Applies only to approved pets screened through Mission
Maximum of 2 pets unless otherwise approved
Tenant must be placed by Mission

Happiness Guarantee

If we’re not performing, you shouldn’t be stuck. You may cancel your agreement with 30 days’ notice.

All outstanding invoices must be paid
We ensure a smooth transition: transfer tenant records, funds, and close out open items

Communication Guarantee

We operate on speed. Missed calls returned within 10 minutes (business hours). Text messages responded within 2 hours. Emails responded within 12 business hours. If we fail, you receive a management fee credit.

Response times apply during business hours
Fee credit is pro-rated

Money-Back Guarantee

If you are not satisfied within the first 60 days, we will refund all management fees collected.

Applies only to management fees (not third-party expenses)
Refund issued after final accounting reconciliation

Vendor Guarantee

All vendors hired through Mission will be licensed (when required by Utah law) and properly insured.

Compliance Guarantee

We help ensure your property meets Utah safety and habitability standards. If we miss a required item under our management responsibility, we will correct it and cover associated costs up to $500.

Owner is responsible for initial compliance and capital improvements
Applies only to items within management scope

Easy Switch Guarantee

Switching property managers shouldn’t be painful. We handle the transition process, coordinate documents, tenants, and systems, and work to minimize disruption. In certain cases, we may assist in offsetting transition costs.
